Be Careful With Scams

Just recently, I was almost a victim of a scam, to the tune of about $400,000.00.  I thought I would take this opportunity to let you know that everyone needs to be careful with scams.  The age old adage that “if it is too good to be true, then it probably is” should apply.

Here’s how the scam works.  A representative contacts you to request that you attempt to collect some bills due and owing their company.  They appear to be a legit company from overseas and there is just enough information to make you believe that they are for real.  They ask for a retainer agreement.  As soon as the agreement is signed, they magically have one of their accounts ready to settle and that the company is sending you a check.  You then cash the check and forward the funds to them overseas.  Of course, the original check bounces and you are stuck with some massive headaches.  One Kentucky law firm got hit with the same type of scam for $400,000.00.

So what do you do?  Always be suspicious of any company claiming to be overseas.  Try to find their address or some other contact information on line or through some other directory assistance and contact them directly, not through the email address or phone number you were given.  Always try to confirm the address and telephone number of the other company allegedly located here in the United States.  Never, ever send money unless you have confirmed it is in your bank account.  I’m told that wire transfers are the most secure, but confirm with your bank how you should transfer funds.

Many of these types of scams are now being used for individuals who are in foreclosure.  The fictitious company contacts the person in financial trouble, tells the debtors they will help them out, but have to have a fee up front.  Of course, that fee is never seen again and the company disappears leaving the debtors with even more debt.

Again, try to double check these companies so you don’t lose even more money.

Central Kentucky Weathering Fluctuating Home Prices Well

USAToday.com reporting that Central Kentucky, particularly Lexington has weathered the fluctuating home prices much better than other areas of the country.  The housing market has remained stable in and around Lexington.  While other parts of the country have seen housing prices increase 10 – 60%, Lexington home valuations have remained stable rising at 3%.

Also, since home prices have not grown too much, too fast, housing still remains relatively affordable around Central Kentucky.  Overall though, median home prices are still down across Kentucky about 3.6%.  Still lots of rooms for the foreclosure investor.
